Urban Logistics Hotels, myth or reality?

A few days after the official inauguration of Chapelle International, the latest project to emerge from Sogaris, it seems useful to return to this subject.

As a reminder, for more than 20 years, French researchers have been analyzing the flows of our cities and highlighting the need for a return of “concentrated” and “shared” logistics to the heart of our cities.

Problem, according to these same researchers, logistics warehouses shrink by 5 km on average every 10 years, which explains the concentration of logistics platforms around satellite cities of Paris such as Orléans or Chartres.

It therefore goes without saying that one of the challenges of the logistics of the cities of the future will involve a return of storage and distribution professions to the hearts of cities. However, one of the major obstacles to the implementation of this logic is real estate capacity.
Indeed, the city is a dense, complex and expensive territory, far from the ideal qualifiers of a good logistics establishment…

However, some companies made the courageous choice a few years ago to invest in this territory. This is typically the case for Sogaris through its first projects at the Arenc port in Marseille or in the Place de la Concorde car park.

I still remember the crooked smiles of the competitors "no interest" "it's okay that it's an SEM" etc... In short, it is clear that 10 years later, the slightest call for applications generates a good ten responses. It just goes to show that times are changing!

What if, ultimately, urban logistics could be a source of profitability for real estate players and a source of opportunities for shippers and their service providers.

So yes, congratulations to Sogaris for the inauguration of this center!

Of course some will find fault, and I admit I share the opinion of some experts. For example, “the evaporation of 500 trucks” per day announced by Anne Hidalgo seems very ambitious to me or the 7000 m2 of urban farm dear to the elected official is not likely to feed Paris tomorrow, at most around ten people… but well, let's not forget that the installation of this type of structure allows above all to increase the building by one floor (Cf. PLU) and after all, if it allows a few kids from the neighborhood to see real vegetables, this This will already be a win!

In any case, Sogaris will have opened the way and ultimately, it will have advanced sustainable urban logistics.
